[Evergreen Muizenberg] FIRE RISK from inferior SOLAR AND BATTERY BACKUP system INSTALLATION

See below communication from Cobus Bedeker, Evergreen Property Developments managing director.

The risk of fire from solar and battery backup system installations is generally low, but it's not completely nonexistent.

ELECTRICAL SYSTEM

  1.  Solar panels and battery backup generate electricity and if the electrical system is not installed correctly or
maintained properly, it could lead to overheating or electrical faults, which might cause a fire.

FAULTY EQUIPMENT OR INSTALLATION

  1.  Poor quality solar panels, inverters, batteries or wiring can increase the risk of fire.
  2.  Improper installation practices, such as using incorrect wiring techniques or failing to secure components adequately,
could pose a fire hazard.

ROOF INTEGRITY

  1.  Solar panels are mounted on rooftops and if the roof has existing fire hazards like damaged wiring, flammable materials,
or inadequate ventilation, it could potentially increase the risk of a fire spreading.

COMPLIANCE AND INSURANCES

  1.  To mitigate these risks, it's important to ensure that a reputable and experienced solar and battery system installer is appointed.
  2.  Local building codes, regulations and best practices for electrical and fire safety must be followed.
  3.  The solar and battery system installer MUST issue a Certificate of Compliance post installation of the system.
  4.  Evergreen's Insurance company must be notified of the installation by providing the specification and Certificate of Compliance for the specific unit.
  5.  Regular maintenance and inspection of the solar and battery system are also crucial to identify and address any potential issues.
  6.  Properly installed and maintained solar and battery systems have been proven to be safe and reliable sources of renewable energy.

Residents are NOT permitted to complete any electrical work to an Evergreen unit without the permission of Evergreen, especially with regards to
Solar and Battery Backup Solutions.

Any person that proceeds with electrical work on an Evergreen unit, without the required permission, will be held liable for damage to property or persons.
