[Evergreen Lake Michelle] NOTICE - VILLAGE PROTOCOLS (as applicable to Lake Michelle)

        Dear Residents,

I hope you all had a good week so far.

After receiving some complaints from residents relating to general house rules not being followed I am resending the notice shared a couple of
months ago with a few additions. Please read through the items noted below and also the attached documents for more detail.


Communication

  *   Where possible, all communications with the Operator need to be addressed in writing to the Village Manager unless indicated otherwise.
  *   Life Right Holders are requested to address their concerns, including healthcare concerns, through the following channels of communication

and in the sequence listed below:

  *   Village Manager;
  *   Rescom;
  *   Mancom.


  *   Life Right Holders are requested to adhere to and use the channels of communication in the sequence indicated. The Operator will only consider
issues that have been addressed and, where applicable, escalated through the abovementioned channels.

  *   All Maintenance issues are to be reported on email.
  *   Whatsapp should not be used for afterhours communication.
  *   In the case of emergencies call the relevant parties as stipulated in the emergency protocols. Do not send emails or whatsapps for urgent matters.

Guests / Visitors / Workers

  *   All visitors/guests are required to comply with the security protocols of the Village, as amended from time to time. Please see notice attached.
  *   A visitors form must be completed for all visitors staying over. This is essential for emergency and security protocols.
  *   Any private carer, domestic or gardener must be registered at reception before being allowed into the village.

Speeding

  *   Residents, visitors and contractors / delivery vehicles continue to exceed the speed limit in the village. Directional signage is being
ignored and basic traffic rules are not being followed. Please consider the "worst case scenario" before taking short cuts.

General parking

  *   Residents are requested to use their designated parking bays and that is the 2 inside the garage. The only other official  parking options
are the visitors bays. This also means that only 2 vehicles (until otherwise arrange and approved) can be parked within the village, especially
on a long-term basis.  Until such time where parking for motorhomes and 3rd vehicles have become available all residents will have to comply
with the current arrangements in place. Residents should not park, and ensure that their visitors do not park, in a manner that obstructs the
flow of traffic, i.e. obstruct roadways, obstruct entry/exit of other residents' Units, park on grass verges or in front of fire hydrants. No repairs or
maintenance of a mechanical nature of vehicles may be undertaken anywhere within the boundaries of the Village, save in the closed garages
forming part of Units.

  *   The designated visitors' parking bays are solely for the short-term use of bona fide visitors and may not be used by residents for parking or storage
of motor vehicles, boat, trailers, recreational vehicles and/or other items. Residents must request their visitors to park in the designated visitor's bays
where such cars cannot be accommodated on their own driveways. If parking space is not available in designated areas, visitors must unfortunately
be requested to park outside the Village

  *   Basement parking can still be used by all residents and visitors. Occupied bays are marked with 2 black lines on either side of the parking bay

number. Please refrain from parking on any reserved or allocated bays.


Storage

  *   Life Right Holders shall not leave and/or store or permit to be left and/or stored any refuse, packages, furniture,
cycles, handcarts, boxes, bags, papers, rubbish or any other goods or articles anywhere on the Common
Property (including landings, stairways or passages) other than in areas that may be allocated for the specific
purpose concerned.

Washing

  *   Residents are requested not to hang washing in any areas visible from the road.
  *   Houses: Below the fence line and as per approved washing line installations.
  *   Apartments: No washing allowed on balconies. The provided washing lines in the basement must be made use of.

Noise disturbance

  *   Residents are requested not to engage in any activity that may disturb the peace and tranquillity of the Village, or permit any actions that will interfere
with the rights, comforts or conveniences of other residents. Please be considerate and refrain from playing musical instruments, radios, televisions, etc too
loudly at any time. The maintenance of an amicable relationship amongst residents is of the utmost importance to ensure that a harmonious lifestyle is achieved.

Dogs and other pets

  *   All pets must be registered / de-registered with the office as needed. Dogs must be on a lead when taken for a walk in the village. It is also the responsibility
of each owner or the walker for those who walks dogs for a friend to ensure droppings gets picked up and not left for other residents or the gardeners to pick it up.

Refuse

  *   Refuse are collected between 7am and 9am Monday to Saturday and recycling will be collected on Wednesdays only at the same time. No refuse

collection on Sundays. Please be reminded to not put refuse out over night as the wind blows the refuse all over the village. If you have forgotten

or missed the time rather call reception and we will arrange for collection.

Gifting

  *   Residents are requested to refrain from giving gifts, making loans to and/or tipping Evergreen staff, including contractors on site, as in line with the Owner and
the Operator's gifting policy Village staff are not allowed to accept such gifts/tips/loans as it will result in a breach of their employment agreements with the Owner/Operator.
Christmas gifts (where applicable) must be coordinated by the Village Manager. Until revised protocols are shared I would like residents to please comply with the gifting policy.
